Development Services

Evaluating property with the guidance of a trusted and knowledgeable land development consultant prior to purchase or improvement can save thousands of dollars.

Since 1973, MSA has developed a reputation for providing high-quality, cost-effective land development services throughout Virginia and North Carolina. We are experienced in evaluating raw land for new development, as well as existing real estate for redevelopment. Whether a property is intended for residential, community or commercial development, or some combination thereof, MSA’s professionals are experts in determining the highest use of real estate assets for our clients.

MSA is very experienced in providing site feasibility studies, which help determine if an existing or potential site meets program requirements and if development costs align with the financial goals of a program.  The following is a list of typical items evaluated for site development/improvement projects:

  • Property Research (deeds, easements, etc.)
  • Zoning Determination and Permitted Uses
  • Parking and Traffic Requirements
  • Availability of Public Water and Sewer Utilities
  • Capacity of Public Water and Sewer Utilities
  • Availability of Private Utilities (natural gas, communications, electric, etc.)
  • Required Utility Adjustments or Upgrades (Public and Private)
  • Chesapeake Bay Preservation Act (CBPA) Compliance
  • Storm Water Management and Water Quality
  • Erosion and Sediment Control Requirements
  • Flood Zone Information

MSA concludes any site feasibility study by preparing a report to detail the findings and provide recommendations and cost data as required.
