Wawa, Inc. develops, constructs, and operates highly specialized convenience stores emphasizing sale of perishable, gourmet-style fresh foods; a made-to-order food section; no-fee ATMs; and, competitive gasoline prices. Stores average 5,800 SF with 60 parking spaces. As many as 60 sites have been evaluated in southeastern Virginia with MSA completing feasibility studies to determine the ability of these various properties to accommodate Wawa’s prototype site layout.


MSA has served as the land planning and engineering consultant to Wawa since 1999. To date, approximately 30 of the properties that were initially analyzed have proceeded through development, with MSA providing the required planning, surveying, engineering, environmental, and landscape architecture services to obtain approval from the various regulatory agencies.


In the feasibility study phase, we have analyzed availability and location of public and private utilities, existing zoning, use permit requirements, ingress/egress, environmental constraints, requirements for right-of-way improvements, drainage and stormwater management, traffic and transportation, and other features. When the decision is made to proceed with a particular property, MSA produces conceptual plans to illustrate various development scenarios that comply with Wawa requirements, as well as compliance with applicable reviewing agency standards.

We have been involved in meetings with public agencies and Wawa representatives to facilitate agreement on development procedures for the various properties.


MSA is also working with several contractors to provide construction phase surveying for Wawa sites that have proceeded through construction.
