Working with the Project Architect, MSA provided survey, civil engineering, environmental and landscape architecture services for Point Chesapeake on the Bay, a waterfront luxury condominium community situated where the Chesapeake Bay meets the Lynnhaven River in Virginia Beach. In addition to 171 two and three-bedroom units, the property consists of 2 elevated courtyards, a roof-top deck, bocce and pickle ball courts, a fitness facility, market area, bayfront gazebo and a 72,000 square-foot parking facility.
Survey services included a boundary and topographic survey, as well as construction layout and post-construction as-built surveying. The uniqueness of the location came with a number of survey challenges, including changing tides and saltation of sand dunes. Research and field survey were required to establish topography between the edge of the water at the time of survey and to the seaward face of the physical improvements.
Engineering services were complex and sometimes challenging, given the location and surroundings of Point Chesapeake. Design services included ADA handicap parking, civil site plan, SWPPP, dune restoration site plan, site development analysis, public pedestrian access easement exhibit and final subdivision plats.
As part of our Environmental services, we provided FEMA map revisions, shoreline protection service and recommendations, preparations and submittal of the Joint Permit Application and a full environmental site assessment.
In addition to the landscape of the entire complex, Landscape Architecture services were provided for all outdoor amenity spaces; including pool areas, patios, outdoor kitchens and a rooftop deck area.
